Renovation and extension to existing dwelling in 4nr phases
Phase 1 - extension to existing dwelling with 80m2 basement and kitchen/livingroom at ground floor level. Basement in insitu concrete where the existing watertable was high; zinc roof cladding on steel and timber framing including 2nr 3.6x1.8m flat (2degrees) rooflights; finished externally with Aluminium/timber composite windows and doors and sto render; internal finishes including underfloor heating throughout with timber floors, painting & plaster walls and vaulted ceilings, including open thread timber & steel stairs with glass balustrade
Phase 2 - Renovation of existing first floor bedrooms including provision
of new bathroom, heating, electrical services, carpets etc.
Phase 3 - Renovation of existing ground floor reception rooms, including
new timber floor, wallpapering and ceiling finishes, new heating and
electrical installation, insulated timber floors throughout, provision of
gas fireplaces and repairs. upgrade to existing fireplaces
Phase 4 - external works including paved patio area in Indian sandstone
(118m2), land drainage to garden and new storm and foul sewerage
connection to public sewer (70m x 2m deep in public roadway), gravel
finishes to driveway and paths, topsoiling to gardens etc

In addition to the above we have returned in Jul 2007 to install a FOG fire suppression system to the basement and kitchen areas (ie. Water mist sprinkler system) with all pipework hidden within the existing structure and finishes.
